Bailey Real Estate has owned and leased commercial property in Irmo since 1972. The office is still on Western Lane. When you call, you reach the people who hold the deeds — not a national call desk rotating through someone else’s inventory.
Why tenants stay with a direct owner
Most commercial search sites are built for brokers. That is useful if you need representation. It is noise if you just want a suite, a fair rent, and someone who will still answer after you move in.
We list our own buildings here so a restaurant owner, a physician, or a contractor can see the space, walk it, and decide. Improvements are scoped with the same office that pays the tax bill. Parking, signage, and after-hours HVAC are written into the lease instead of “we’ll check with the owner.”
The portfolio is office and medical on Western Lane, retail on Lake Murray Boulevard, flex on Broad River, and a medical plaza on Harbison. We do not pretend to cover the whole state. We cover the corridors we know.

Every suite on this site is ours. If a photo looks dated, we can reshoot. If a wall needs to move, we can talk about it without a committee.

Irmo, Lake Murray, Broad River, Harbison. Tenants who need the Upstate or the coast will be happier with someone else — and we will say that.
